Process for Tenants

Our dedicated team will work hard to lead prospective tenants through the procedure of renting in the most efficient way possible. Ensuring that your search for the home of your choice is a pleasant and uncomplicated experience.

One of our experienced members of staff will then present you with a selection of properties that match your criteria. Please keep in mind that in addition to the monthly rental payments you will also be responsible for paying the following bills:

Securing Your Property

Once you have selected the property of your choice, an initial Reservation Fee will be required to secure the property. In addition to this, an application form for your tenancy will need to be completed and submitted. Here you can stipulate any special conditions or requirements you may wish to apply. All tenants moving into the property will also need to complete a tenant referencing form. This will enable us to establish your financial status and credit worthiness. Once the reservation fee has been received, Ace Property Finder will remove the property from the rental market whilst forms are processed and references are obtained.

REFERENCING REQUIREMENTS
DOCUMENTATION REQUIRED FOR EACH APPLICANT

In order to satisfy the landlord of your eligibility, ensuring that you are able to make monthly rental payments, we will conduct an independent referencing check. This will include an obligatory credit check. To complete this process, you will need to provide us with the following documents:

Completed Application Form.

  • Three months’ payslips or up to date Tax Returns if Self Employed.
  • Three months Bank Statements
  • Photo ID – Passport or Driving Licence
  • Proof of Current Address – i.e. Utility Bill, Mobile Bill, Council Tax, Credit Card Statement
  • If you are a student, you will need to provide proof of your student status

Landlord & employer References will be obtained by either Ace Property Finder or a referencing agency.

Guarantor

If your financial reference is weak for any reason, we could ask for a guarantor to support your tenancy. This is a serious commitment, as the guarantor will be as responsible as the tenant for all monies due and obligations agreed for the tenancy. Guarantors need to have strong financial references to show that they will not suffer hardship should they be called upon to pay on your behalf

Insurance

Yes! Your contents need to be insured, as the landlord’s insurance covers the actual property, but not your possessions.

HOLDING DEPOSITS WILL NOT BE RETURNED TO YOU IF YOU CHANGE YOUR MIND OR DO NOT PASS THE REFERENCING DUE TO FALSE OR INCORRECT INFORMATION BEING GIVEN.

Payment

Before your tenancy begins, you will be required to make the initial rental payment and deposit (the deposit is usually One Month. We can accept the following methods of payment:

  • Bank transfer
  • CARD PAYMENT IS NOT ACCEPTABLE

All monies must be received in cleared funds before keys will be given.

Signing Tenancy Agreements

Both tenant and landlord will be required to sign the Tenancy Agreement, which creates a binding letting contract. The contract will clearly state your obligations as a tenant and entitles the landlord to possession of the property at the end of the tenancy period.

Our furnished properties come with standard fixtures and fittings, furnishings and white goods (e.g. fridge, washing machine).

We ask that you pay the following before moving into the property:

  • One month’s rent
  • One month’s or 5 weeks deposit(depends upon the circumstances)

There are NO agency fee or any other fees.

We register your Security Deposit with the government-backed Deposit Protection Service under their custodial scheme within the 30-day legal requirement. The Deposit Protection Service sends you confirmation of your deposit registration as soon as it is complete. Your tenancy agreement also provides you with confirmation.

An inventory provides a thorough account, accompanied by photographs, describing the condition of the property’s content. By documenting the property’s condition before the tenant moves in, it safeguards the interests of both the tenant and the landlord.

Depending on your circumstances, it can take up to 7 days to receive the results of a straightforward reference check. We keep you informed every step of the way.

From a legal standpoint, you are not allowed to withhold rent in place of getting your deposit back. We also do not have access to your deposit as the Deposit Protection Service protects it.

TIP before viewing rental propert
  1. Do your research. Spend plenty of time investigating the area. The advantage of renting is that you can move when your tenancy is up, but don’t think too short-term – make sure this is the area you want to live in. If you have children make sure you look into the local schools and not just the nearest one – you may not be guaranteed a place.
  1. Get there quick. The competition for good rental properties is high, and the best properties will be snapped up quickly. To be sure you don’t miss good properties, try to get there quick and be the first to view.
  1. Take your time viewing properties. Looking around rental properties can be a bit of a whistlestop tour but if you find somewhere you like don’t just give it a ten minute once over. Check everything carefully.
  1. Choose flatmates carefully. Looking at a house-share? Make sure you meet all of your potential new housemates. It’s hard to tell in just a few minutes whether you’ll be able to live with someone, but you do learn a lot from first impressions.
  1. What is a Tenancy agreement. The tenancy agreement is a contract between you and the landlord. It specifies certain rights to both you and the landlord, such as your right to live in the home for the agreed term and your landlord’s right to receive rent for letting the property.
  1. Do I need Inventory check, Yes, if renting a property from Landlord or Agent you will have Inventory, This protects your deposit come the end of your tenancy.

7. What is tenancy deposit protection? The Tenancy deposit protection law was introduced on 6 April 2007 to ensure that tenants are able to recover their deposit from their landlord or letting agent at the end of the tenancy, less any amount that the landlord/agent is entitled to withhold.
